Situations We Help Solve

We've seen these before.

Code compliance situations can feel overwhelming, especially when they involve permits, prior work, or a real estate transaction. We help clients understand the issue clearly and identify a realistic path forward.

01
Unpermitted construction
Work was done without permits — by a prior owner, a contractor, or during a renovation. Now it's surfaced and needs to be addressed before it becomes a larger problem.
02
City notices and correction letters
A city notice, correction letter, or LADBS request requires a clear response. We help interpret what it means and what next steps may be needed.
03
Unpermitted additions and conversions
A garage conversion, room addition, or structure may have been built without proper permits. We help evaluate what exists and what options may be available.
04
Permit legalization strategy
Some unpermitted work can be brought into compliance through a permit legalization process. We assess feasibility, identify the correct approach, and manage the strategy.
05
Property sale and escrow concerns
Unpermitted work, open permits, or code concerns can surface during escrow. We help clarify the issue so buyers, sellers, and agents can make informed decisions.
06
Compliance planning
Before a concern escalates or a sale becomes complicated, proactive compliance planning can clarify what exists, what may need correction, and what a realistic timeline looks like.
What Usually Happens

How these situations usually come up

Most owners do not know there may be a compliance issue until a sale, inspection, refinance, complaint, or city notice brings it forward. The right first step is understanding the facts before assuming the worst.

01
A city notice or question appears unexpectedly
A correction notice, LADBS request, or stop work issue may appear without a clear explanation of what triggered it or what needs to happen next.
02
The situation feels more complicated than expected
What seemed like a simple fix turns into questions about permits, plans, inspections, and city departments — each with their own requirements and timelines.
03
The compliance path is unclear
Legalize the work, correct the issue, apply for permits, or remove a condition? Different situations require different approaches, and the first step matters.
04
Removal or correction concerns surface
Some work may need correction or removal if it cannot remain as built. Understanding what that means for the property requires informed guidance.
05
A property sale or refinance slows down
Permit or compliance concerns discovered during escrow can create pressure with tight timelines. Buyers, lenders, and agents need clear information to move forward.
06
Deadlines and costs become a concern
Unresolved city matters may involve deadlines, added costs, or future complications. Addressing the issue early usually creates more options.
How We Help

What a clear compliance strategy looks like

Every situation is different. We start by understanding the full picture, then build a realistic strategy based on the property, jurisdiction, permit history, and goals involved.

Step 01
Property review
We review available records, permits, notices, and property documentation to understand what exists and what the city has flagged.
Step 02
Condition and records assessment
We assess the scope and nature of the concern — what was built, what records exist, what permits may be missing, and what the realistic range of outcomes looks like.
Step 03
Compliance path strategy
We identify the most viable compliance path — legalization, corrective permits, demolition, or a combination — and walk through what each option involves.
Step 04
City or agency coordination
We coordinate with the appropriate city or county department, manage timelines, help respond to requests, and keep the process organized.
Step 05
Permit coordination when required
When the compliance path requires permits — for legalization, corrections, or new work — we coordinate the permit application and manage the process through approval.
Step 06
Support through resolution
We stay involved through the resolution process by tracking status, coordinating required inspections, and helping confirm when the matter is properly closed or documented.
Scope Transparency

What's included — and what isn't

Clients deserve to know exactly what they're getting. We're direct about what our services include so there are no surprises.

Construction Work Is Not Automatically Included

Up to Code Services helps identify the compliance path, coordinate next steps, and manage resolution strategy. Construction work, engineering, drafting, and third-party specialty services are separate unless specifically outlined in writing. When a compliance path requires construction or engineering, we can help coordinate qualified contractors and professionals as part of the broader strategy — but those services are not part of our standard scope.

Real Case Examples

Situations we've helped resolve

These examples reflect the types of situations we work through with property owners. Details are generalized to protect client privacy.

Code Compliance · Los Angeles
Unpermitted Addition — Pre-Sale Discovery
Situation
A property owner in the San Fernando Valley had listed their home for sale when the buyer's inspection identified a 400 sq. ft. addition completed without permits by a prior owner. Escrow was at risk.
What we did
Reviewed city records, assessed the scope of unpermitted work, determined permit legalization was viable, and coordinated directly with LADBS to establish a compliance path. Managed the process through permit application and inspection.
Violation resolved. Sale moved forward with the compliance path clearly documented.
Code Compliance · Glendale
Garage Conversion Violation
Situation
A homeowner received a notice of violation from the City of Glendale for an unpermitted garage conversion used as a bedroom. The notice required a response within 30 days and outlined potential fines.
What we did
Assessed the conversion against current ADU and garage conversion requirements, identified that the space could qualify for a permit legalization pathway, and coordinated city communication and application submission within the notice deadline.
Response submitted on time. Compliance path established. Fines avoided.
Code Compliance · Hillside LA
Hillside Compliance Issue
Situation
A hillside property in Los Angeles had unpermitted decking and retaining wall modifications flagged during a refinancing appraisal. Hillside properties carry additional requirements under LA's grading and hillside ordinances.
What we did
Reviewed the property against applicable hillside and grading requirements, assessed what could be legalized and what required corrective action, coordinated with the city, and managed the permit and inspection process through to sign-off.
Violations cleared. Refinancing proceeded with compliance documentation in place.
