Permit Types We Handle

What we help you permit

We work across a wide range of permit types for residential and commercial projects. Our experience with city departments across Southern California allows us to navigate the process efficiently.

01
Residential Permits

From everyday home improvements to complex additions and conversions, we manage the permitting process from application through approval.

  • ADUs and junior ADUs
  • Room additions and remodels
  • Garage conversions
  • Roofing permits
  • Solar installations
  • EV charger permits
  • Electrical, plumbing, mechanical
02
Commercial Permits

Commercial permitting requires coordination across multiple departments and disciplines. We manage the process so projects stay on schedule.

  • Tenant improvements
  • Interior renovations
  • Commercial upgrades and buildouts
  • Change of use applications
  • Fire and life safety coordination
03
Public Works & Specialty Permits

Permits that extend into the public right-of-way or involve specialized agency coordination require a different kind of navigation. We handle those too.

  • Driveway aprons and curb cuts
  • Public right-of-way permits
  • Curb, gutter, and sidewalk work
  • Bureau of Engineering coordination
  • Specialized approvals
04
Permit Research

Before beginning a project or purchasing a property, understanding the existing permit history can surface critical issues. We research and verify permit records on your behalf.

  • Property permit history research
  • Permit status verification
  • Open permit identification
  • Pre-purchase permit due diligence
  • Existing records research
Common Permit Problems

What brings clients to us

Most permit problems aren't caused by bad projects — they're caused by an unfamiliar process, unclear requirements, and limited access to the right city contacts.

01
Permit delays
Your application has been in the queue for weeks with no clear timeline. Projects can't start — or continue — without permit approval in hand.
02
Correction notices
The city issued plan check corrections and the requirements aren't clear. Responding incorrectly extends delays and can trigger additional rounds of review.
03
City resubmittals
Your plans have gone through multiple rounds of review with recurring corrections. Each resubmittal cycle costs time and project momentum.
04
Unclear permit requirements
You're not sure what permits are needed, which department handles what, or what the application requires. Getting the wrong answer early creates downstream problems.
05
Project delays from permit holds
Construction is ready to start — or already underway — but a permit hold is blocking progress. Every day of delay has a cost.
06
Permit process confusion
Different jurisdictions have different processes, portals, and standards. Navigating multiple departments without experience creates compounding confusion.
How We Help

What permit expediting looks like

We take ownership of the permit process so you don't have to navigate it alone. From initial application through final approval, we manage communication, coordination, and follow-through.

Step 01
Permit application preparation
We review your project scope and prepare the permit application correctly the first time, reducing the likelihood of early rejections and corrections.
Step 02
Submission coordination
We handle submission to the appropriate city department or portal, ensuring required documentation is complete and formatted correctly.
Step 03
Plan check coordination
We monitor plan check status and maintain contact with city reviewers to stay ahead of potential issues and keep the process moving.
Step 04
Correction response support
When corrections are issued, we review and interpret them, coordinate responses with your design team, and manage the resubmittal process.
Step 05
City communication
We communicate directly with city departments on your behalf, navigating department processes, escalating when appropriate, and maintaining clear records.
Step 06
Permit tracking
We track permit status through approval and keep you informed at key milestones so your team can plan accordingly.
Scope Transparency

What's included — and what isn't

We believe in being straightforward about what we do so clients know exactly what to expect from day one.

Engineering & Plan Drafting Not Included

Up to Code Services manages permit coordination, submissions, and project navigation. Engineering, architectural plans, drafting, and third-party design services are separate unless otherwise stated. If your project requires these services, we can help identify the right resources and coordinate alongside them — but they are not part of our standard permit expediting scope.
